Our Available Property List is constantly changing as we receive new instructions and as we are notified by existing tenants of their intension not to renew their tenancy when the current tenancy expires.


COUNTY KEYS STANDARDS

COUNTY KEYS prides itself on its level of Professionalism
and Personal Service to both Landlords and Tenants alike.
The range of properties which COUNTY KEYS manages are
of a high standard. In order to maintain this standard we
expect and require that throughout the tenancy, the
properties are looked after and kept in good, clean order
and returned at the end of the tenancies in the same good
clean state which they were in at the beginning of the
tenancies, allowing for fair wear and tear.


Brief Guide To Renting A Property With COUNTY KEYS

There is NO charge to register with COUNTY KEYS and view properties available for rental.

By way of brief background, once a prospective Tenant has selected the property they want to rent, we require them to complete and sign an Application Form plus the Agencies Terms and Conditions. A charge of £200 (£300 for Companies) is immediately payable as part payment of the Administration Fee and to cover the Referencing Costs. This can be paid by personal cheque (with a valid cheque guarantee card) or cash. Once we have agreement with the Landlord to proceed then we carry out referencing which is processed by a Specialist Referencing Company.

All costs for the tenancy are required to be paid in full prior to the commencement of the tenancy. These costs will include the First Month's Rent and a Deposit of 1.5 months rent in respect of any damage to property and the Agency Administration Fee (less the £200 or £300 already paid as stated above).

COUNTY KEYS will normally hold the Deposit as Landlords Agent between the parties, although this may vary from property to property.

A detailed Inventory is made of the property and is gone through with the Tenant at the Check-in of the property. At the end of the Tenancy period, when all the Tenants items have been removed from the property, the Check-out takes place and any dilapidations are noted against the Inventory. When the dilapidations have been dealt with appropriately, the balance of the Deposit is returned to the Tenant.

Throughout the period of the tenancy, at a pre-arranged time, COUNTY KEYS will attend the properties to carry out Quarterly Visits to ensure the tenancy is progressing well and there are no problems. Please note all letting rental prices are exclusive of service charges, metered or otherwise.
